Chimney Cove Estates Phase 1 Road Repair

Dear Chimney Cove Estates Property Owners,
Construction will begin on portions of Chimney Cove Drive beginning Monday, October 12th. Vehicle traffic will be able to operate, with reduced lane access during this construction. This first phase of road repair is the culmination of work done by the independent Road Committee which was formed after the May 2019 Annual Meeting. Two Board/Road Committee Meetings were held since that time to determine the scope of the project to repair and replace the road over time. The project was divided into several phases and Phase One was put out to bid to road contractors.
Phase One represents repair. The Committee found that there are problems with portions of the road base, which represents the foundation upon which a road surface is installed. These areas will be addressed with removal, repair, or replacement of road base which represents this foundation. Repaired areas will be followed up with crown chip surfacing in segments.
The Chimney Cove Estates private road is over twenty years old. A road of this design and type normally has a twenty-year life span. This road had the advantage of low traffic as a result of low population. Most of the money invested in the road to date was to install the concrete strip along the road’s outer edges. This was a critically important investment and has gone a long way to prevent long term deterioration. Now we are concentrating on surface repair and replacement.
Many areas of the road are in relatively good shape. The strip from the entrance gate to where the road turns downhill toward Chimney Cove Court is one example of the road maintaining its integrity. Some areas of the road, especially those areas affected by long term flooding, have shown the greatest wear and tear. The Road Committee determined the areas which needed the most immediate attention and priority. We will continue discussion of the road at this year’s annual meeting in November.
